Turnover timeline

17+ days before turnover

  • Confirm move-out and possession times
  • Choose who owns trash, repairs, cleaning, and final inspection
  • Book cleaning only after movers and repair work are expected to finish
  • Share parking, elevator, loading, gate, and key instructions

22–3 days before turnover

  • Confirm utilities will remain on
  • Remove or schedule pickup for furniture, food, and abandoned property
  • Finish patching, painting, and maintenance that creates dust
  • Photograph pre-existing damage separately from cleanable soil

3Cleaning day

  • Make the unit empty and accessible
  • Confirm water, electricity, lighting, and appliance access
  • Put approved keys or codes in the agreed location
  • Keep vendors out of rooms while they are being cleaned

4After cleaning

  • Walk the unit using the same room order as the checklist
  • Photograph completed rooms and any inaccessible or damaged areas
  • Record maintenance items rather than asking cleaners to conceal them
  • Secure windows, doors, keys, thermostats, and access devices

Access and readiness

  • Unit is vacant or the occupied areas are clearly identified
  • Furniture, personal property, food, and loose trash are removed
  • Water and electricity are on
  • Parking, elevator, gate, lockbox, alarm, and key instructions are confirmed
  • Repairs, painting, pest work, and vendor traffic are complete
  • Requested appliance interiors are empty and safely accessible

Kitchen

  • Counters, backsplash, sink, and faucets
  • Cabinet and drawer interiors when included in scope
  • Appliance exteriors and approved appliance interiors
  • Stovetop, microwave, and reachable fixtures
  • Floors, edges, and accessible baseboards
  • Trash and remaining food removed before final walkthrough

Bathrooms

  • Tub, shower, tile, sinks, counters, and faucets
  • Toilets, including base and reachable area behind
  • Vanity exteriors and interiors when included
  • Mirrors, reachable fixtures, floors, and exposed baseboards
  • Damage, failing caulk, leaks, or permanent staining documented for maintenance

Bedrooms and living areas

  • Reachable surfaces, shelves, sills, and fixtures dusted
  • Closets and storage areas emptied and cleaned when included
  • Carpets vacuumed and hard floors swept or mopped
  • Doors, frames, switches, and exposed baseboards checked against scope
  • Nail holes, wall damage, carpet damage, and odors documented separately from cleaning
